Pressure washing and power washing differ by one thing: heat. Here's what that means for Charleston homes, and when hot water is worth paying for.
Pressure washing and power washing use the same machine at the same pressure - the only real difference is heat. A power washer warms the water to roughly 150 to 200 degrees; a pressure washer uses it cold. On a Charleston home that distinction rarely matters, because our problem is mildew and pollen, which a cleaning solution kills. Hot water earns its money on grease, gum, and oil.
A power washer has a heating element in line with the pump; a pressure washer does not. Everything else is identical - the same 1,300 to 4,000 PSI range, the same nozzle tips, the same surface cleaners for flatwork. Most companies in the Lowcountry, including us, use the two words interchangeably in everyday conversation, and so do most homeowners. What matters when you book a job is not the word on the truck but which method the crew brings to your surface.
On oily and sticky messes, yes, and by a wide margin. Heat breaks the bond between grease and concrete, so hot water lifts a kitchen grease trail, chewing gum, or an old oil drip in a pass or two, where cold water needs repeated passes plus a degreaser. On organic growth it makes very little difference. The green and black film that Lowcountry humidity, live-oak pollen, and salt air grow on Charleston houses is killed by the cleaning solution, not by temperature, so paying for a heated machine to wash siding buys you almost nothing.
For the house itself, neither at full strength. Vertical surfaces here - historic brick set in lime mortar, stucco, clapboard, Hardie, and shingle roofs - should be soft washed at about garden-hose force with a solution that kills the growth at the root. Real pressure belongs on hard flatwork: driveways, walkways, and patios, where a surface cleaner and cold water handle pollen stains, algae, and tire marks perfectly well. That list is almost entirely commercial, which is why hot-water rigs are common on commercial crews and uncommon on residential ones.
Jobs are quoted by surface and square footage, not by machine, so asking for power washing instead of pressure washing does not by itself change a house-wash quote. Grease and gum work does cost more - it is slower, it uses more product, and a heated unit burns fuel while it runs - but you are paying for the difficulty, not the label. Is power washing safe on historic Charleston brick? No. Heat does not solve the pressure problem - high force still erodes lime mortar and chips soft old brick, and hot water can make it worse by driving moisture deeper into the wall. Historic masonry should be soft washed.
Can I rent a power washer? Almost certainly not. Consumer rental units are cold-water pressure washers; hot-water machines are heavier, fuel-fired, and generally contractor equipment.
Will hot water remove the black streaks on my roof? No, and a pressure washer should never go on a roof at all. Those streaks are algae, and they come off with a low-pressure soft wash and the right cleaning solution.
