Charleston is a city of old brick and stucco, from the historic homes South of Broad to the garden walls and storefronts downtown. When those surfaces go green and grimy in the Lowcountry humidity, the instinct is to reach for a pressure washer, but on aged brick and stucco that is often the wrong choice. Understanding the difference between soft washing and pressure washing protects your home and gets a better result.
Pressure washing uses a high-force stream of water to physically blast dirt off a surface. It is effective on hard, durable materials like unsealed concrete driveways and sidewalks, where the force lifts oil, tire marks, and stuck-on grime. The strength that makes it work on concrete, though, is exactly what makes it risky on softer surfaces.
Historic Charleston brick is often soft, and it is set in lime mortar that is far more fragile than modern cement mortar. High pressure erodes that mortar, chips the face of the brick, and drives water deep into the wall, where it causes damage that shows up as spalling and crumbling joints later. Stucco is just as vulnerable: a pressure washer can crack the finish, open up hairline gaps, and force water behind the coat, leading to bulging and failure over time.
Soft washing solves the same green-and-grimy problem without any of that risk. It uses low pressure, about the force of a garden hose, to apply a cleaning solution that dissolves mildew, algae, and pollen at the root. The solution does the work chemically instead of by force, then it is gently rinsed away. The mortar stays intact, the stucco stays sealed, and because the growth is killed rather than knocked loose, the surface stays clean longer.
