Short answer: a Charleston commercial property is almost never dirty in one way. A storefront on King Street is carrying four different kinds of soil at once, and they do not come off with the same pressure, the same chemistry, or even the same water temperature. That is the difference between a property that reads clean for a season and one that looks streaked again in three weeks, and it is worth understanding before you book anyone.

The instinct on a stained sidewalk is to turn the pressure up. On grease and gum that is the wrong lever, and on Charleston concrete it is an expensive one. Cold water at high pressure emulsifies grease just enough to push it sideways into a wider, fainter stain, and it polishes and erodes the cream layer of the concrete while it does it, which leaves permanent wand striping that no future cleaning removes.
Grease and sugar release with heat and dwell time instead: a degreaser given a few minutes to work, then hot water delivered through a flat surface cleaner that keeps the spray head at a fixed height and a constant overlap. The surface cleaner is what makes the result uniform across a whole entryway rather than a series of clean arcs, and the heat is what actually breaks the bond.
